Joining and choosing a brokerage
What is eXp Realty?
eXp Realty is a cloud-based real estate brokerage operating across the United States and in international markets. Its U.S. model is built around agent production, a published commission cap, remote technology, education and optional programs. Your actual licensing state, production, support requirements and business model are important in deciding whether it fits.
What is eXp Commercial?
eXp Commercial serves licensed commercial real estate professionals, including investment sales and leasing advisors and business brokerage specialists. The national cloud brokerage model includes commercial research and marketing resources, specialty collaboration and transaction support. Availability, eligibility and vendor access depend on the applicable Commercial program.
Can a residential agent join eXp Commercial?
An active real estate license is required; commercial business experience, local brokerage rules, mentoring requirements and your intended practice should be reviewed. eXp Commercial’s onboarding materials identify an Academy and mentor requirements for some junior advisors. Do not assume residential production automatically satisfies a commercial-experience requirement.
Can an experienced commercial broker join eXp Realty instead?
An active license and eligibility under the relevant state and program are necessary. However, the Realty and Commercial toolsets and brokerage economics differ, so commercial practice needs specific review. Do not assume eXp Realty provides the CoStar, Buildout or other Commercial entitlements.
Does eXp operate in my state?
eXp Realty operates across the U.S., with state-specific licensing entities and procedures. eXp Commercial states that it operates in all 50 U.S. states. You should verify the license status, designated broker and onboarding requirements where you are licensed before submitting an application.
Can I discuss a move without applying?
Yes. An inquiry through this site is simply a request to communicate with Randolph Taylor. It does not start an eXp corporate application, establish sponsorship or require you to leave your current brokerage. Discussions should remain confidential, subject to the privacy notice.
How do I compare eXp with my current brokerage?
Examine total annual company dollar, your actual average commission, cap timing, monthly and transaction fees, software and research expenses, lead generation, support, mentoring, team overhead and transfer costs. Compare like-for-like services and the operating model you actually need, not just a percentage split.

Brokerage economics and ownership
What is the U.S. eXp Realty commission split and cap?
The published standard model uses an 80/20 company split and a $16,000 annual company-dollar cap, subject to state/program and transaction terms. The cap is not the same as a statement that all later transactions are free; post-cap and other applicable charges must be reviewed.
What is the U.S. eXp Commercial commission split and cap?
Current eXp Commercial materials describe an 80/20 split and a $20,000 annual company-dollar cap, together with Commercial-specific transaction, risk management and monthly fees. Always confirm which provisions apply to your business, location and joining date.
What monthly fees apply?
eXp Realty’s U.S. joining materials currently identify an $85 monthly cloud brokerage fee. eXp Commercial currently identifies a $500 monthly cloud brokerage fee with specified included tools. Additional fees may apply. Verify the applicable current ICA and schedules before relying on any number.
Does eXp charge transaction or review fees?
Yes. Brokerage fees are not limited to the commission split or the monthly charge. Realty’s joining FAQ currently lists broker review and risk-management fees; Commercial lists transaction review and risk-management fees. Other amounts or rules can vary by program and may be updated.
What happens after I reach the annual cap?
Company-dollar contributions under a capped compensation program generally change after the cap is met for the cap year, but transaction-level or other fees may remain. Confirm the cap anniversary, eligible transactions and precise post-cap fee schedule in your governing agreement.
Does eXp have stock or agent equity programs?
eXp describes stock/equity programs tied to eligibility and applicable awards or purchases. Stock may involve vesting, tax and market risk. Do not treat a potential award as guaranteed income or assume identical program terms between Realty and Commercial.
Are health coverage and other agent benefits available?
eXp Realty offers a Healthcare Navigator and access to resources for independent contractors exploring individual coverage, including Stride. These are not employer-provided group insurance benefits. Health-sharing arrangements are not health insurance, and no particular coverage or enrollment is guaranteed. Commercial program availability should be confirmed separately with company support.
Technology, training and daily operations
What commercial technology does eXp Commercial include?
Its current company joining page lists CoStar, Buildout, Canva Enterprise, AIR CRE and SkySlope among tools associated with its cloud brokerage fee. Actual contracts, permitted uses, availability and service scope should be verified for your membership.
Will I have CoStar and Buildout through eXp Realty?
These are specifically described in eXp Commercial’s current technology offering; do not assume Realty membership includes them. Residential systems are different and should be evaluated on their own merits.
What CRM systems are available for eXp Realty agents?
eXp Realty promotes CRM and lead-management resources, with current options subject to company programs and vendor changes. Review the applicable products, access eligibility, migration requirements and any optional costs rather than making a decision from an outdated vendor list.
Is there real estate training?
eXp University provides education and training resources. The exact availability of courses, live events, recordings and support depends on the program. Evaluate relevant topic coverage: prospecting, negotiation, listings, clients, CRM, marketing and operations.
What support is available to new agents?
The Realty eXpand Mentor Program is designed to pair eligible new agents with a local certified mentor. Commercial onboarding describes an Academy and mentoring obligations for some junior advisors. Requirements, fees and duration should be reviewed by division and state.
Is there training for an experienced Commercial investment-sales broker?
Commercial advisors can review national specialty groups, virtual training, operating support and industry tools. For an experienced multifamily, investment-sales, leasing or industrial broker, ask for the programs and contacts specific to your property discipline.
How does the cloud brokerage model work?
A cloud brokerage emphasizes remote technology and centralized services in place of a conventional branch-office network. This can reduce certain office overhead but also requires independent work habits and suitable support systems. The right comparison is the full operating environment.
Can I retain my own branding and business processes?
eXp Commercial promotes advisor autonomy and brand identity within its rules; Realty also has state and company branding requirements. Existing brands, websites, advertising, team logos and websites must comply with the applicable brokerage and license rules.
Teams, referrals and specialty practices
Can my real estate team or group grow across multiple states?
Yes, both divisions support eligible team or group structures and nationwide collaboration. Commercial Standard Groups may work across states with each relevant state broker’s approval and licensing compliance; Realty teams can have members in different states subject to brokerage rules. Realty and Commercial remain distinct brokerages, however, so referrals and cross-division collaboration should not be confused with a single approved cross-division commission team.
Can an independent brokerage transition to eXp Realty?
eXp Realty advertises brokerage and team transitions and programs such as Boost and Thrive for eligible groups. Any support, incentive or transitional arrangement requires specific company review and is not automatically available to every team.
Can commercial specialists work with agents nationwide?
eXp Commercial promotes a national advisor platform, specialty practices and collaboration. Referral compensation, licensing and the handling of cross-state business remain subject to company rules and applicable law.
Are residential and commercial referrals possible?
eXp Realty and eXp Commercial representatives may collaborate and refer appropriate business under company and state licensing rules. Referral terms, fee arrangements and client consent should be documented according to the applicable policies.
Is eXp Commercial relevant to multifamily investment sales?
Commercial investment-sales advisors can evaluate the combination of national relationships, CoStar research, Buildout marketing and their existing underwriting and client workflow. Actual value depends on territory, client base, specialty and how well those systems fit the practice.
What happens to my listings, active deals and clients if I move?
Brokerage transfers raise license, contract, listing ownership, client consent, pending commission, MLS, transaction-record and marketing issues. Build a transition checklist with your current obligations and the receiving state broker; do not promise automatic transfer of every listing or commission.
Can my administrative staff or assistants continue using my systems?
Staff access, user seats, virtual assistance, vendor licenses and permissions are subject to the brokerage and software plans. Before transitioning, map each person’s required tasks and data access and verify approved working arrangements.
Sponsorship, applications and follow-up
Can Randolph Taylor sponsor agents joining either division?
Current eXp Commercial guidance supports cross-division agent attraction between eXp Realty and eXp Commercial, subject to the official company sponsorship rules. The joining agent personally identifies the primary sponsor based on who most influenced their decision.
How do I name my sponsor when I apply?
The company’s official application or Independent Contractor Agreement asks for the joining agent’s primary sponsor. If Randolph Taylor was the professional who most influenced your decision and you choose him, select Randolph Taylor and review the entry for accuracy before submitting. Randolph can explain the appropriate application sequence and follow up on progress with you.
Can a primary sponsor be changed after joining?
Changes are restricted and may be available only under defined company exceptions. Commercial has its own applicable procedure; prompt company contact is important, and no correction is guaranteed.
